As a part of the Real Estate Transactions and Analysis group within CenturyLink’s Real Estate and Fleet Department, this position provides professional leadership in managing the acquisition and dispositions of real estate transactions for all types of leased or owned real properties. The department is committed to acquiring cost effective and well-located locations pursuant to the company’s strategic objectives. This is achieved through the independent application of judgment, financial acumen, and experience with real estate contracts that is used to set negotiation strategy for the external parties assisting CenturyLink in the completion of contract negotiations. On an annual average the Lead Transaction Manager will oversee the completion of about 100 transactions for $30 to $50 million of annual rent obligations or sale proceeds for a diverse global real estate portfolio of office, warehouse, network equipment sites, data centers and retail locations consisting of 22,000 sites and 55 million sq. ft.
Portfolio Analysis for Transaction Implementation
Assist with the review of the portfolio where value can be added through renegotiations or sales
Provide real estate market information and data reports for lease expirations to determine action
Translate the strategic real estate plan into an implementation plan for transaction work
Assemble site acquisition requirements and team for new location that require site visits Competitive Negotiations
Manage multiple site acquisitions, lease renewals, disposition, projects
Create and modify requests for proposals for competitive market financial terms
Analyze site alternatives for quantitative and qualitative benefits
Collaborate with decision making for the determination of recommended action
Negotiations key business terms under a letter of intent or directly to a draft contract
Negotiates final terms of a mutually acceptable contract that benefits the company
Ensures the timely and accurate communication and management over external service providers
Determines the need to use the outside service provider based on the size and complexity of the transaction
Coordinates the negotiation and contract process by interfacing with internal departments
Qualifies landlords for retail store acquisitions and buyers for the sale of properties
Solves contract disputes and offer solutions to contact issues to complete the transaction
Seek solutions to landlord/tenant disputes to conform to lease obligations
Report Generation, Tracking and Relationships
Reviews lease expiration dates, early terminations, and other dates for peer departments
Obtain and track recovered amounts for cost savings, sale proceeds or cost avoidance
Prepare letters to recover security deposits and settlement agreements
Establish cooperative working relationships with internal customers and landlords
Basic Qualifications, Skills and Education
6+ years of overall experience or 4+ years with a Master’s Degree
5+ years of experience demonstrating strong organizational skills.
Proficient knowledge of MS Excel, MS Word, Power Point, and use of database systems.
Ability to multi-task, set priorities, maintain a high level of attention to data/result integrity,
Detail oriented and ability to meet deadlines.
Ability to work independently, as well as part of a team.
Strong organizational and analytical skills.
Strong oral and written communication skills.
Bachelor’s degree in business, finance, or other business field.
Preferred Qualifications, Skills and Education
MBA, JD, CPA or profession designations such as CCIM, CPM, MCR
Experience with a Fortune 500 company
