Job Summary

Pursuant to the San Francisco Fair Chance Ordinance, we will consider for employment qualified applicants with arrest and conviction records.

The Building Access Manager is responsible for the management/acquisition of new CenturyLink network building access, including the implementation and ongoing operation of all such facilities; compliance with health and safety regulations; other building access activities as required. Will liaise with business units to align building access activities with the short and long-term goals of the company. Closes transactions in a high volume environment, and provides timely responses to assist the Project Engineering and Construction Management (PECM) team.

Job Description

  • Negotiates and successfully closes Building Access Agreements per guidelines set by Building Access management. Coordinates with Corporate Legal in the negotiation of legal requirements and final form of Building Access Agreements.

  • Manages the acquisition of Building Access Agreements and telecom access leases for new service locations and modifications to existing agreements as may be needed from time to time to augment company assets in such sites. Locations include property specific distribution POPs, technical sites and customer premise installations.

  • Functions as an integral part of a cross functional team that implements network growth in a timely and efficient manner.

  • Manages and coordinates appropriate responses to Facilities related problems or (internal) client requests.

  • Reporting of performance metrics for site access.

  • Maintains up-to-date knowledge of real estate markets and provides market data and intelligence to business units on real estate activities relevant to the telecom market.

  • Provides building access fee estimates for new service projects.

Qualifications

  • Bachelor's Degree or 5 plus years of relevant job experience. Relevant job experience is described as:

  • Job experience in similar industry

  • Job experience with similar essential duties

  • Experience with contract negotiations

  • Ability to interpret and red-line contracts

  • Ability to read and interpret engineering drawings

  • Ability to understand basic legal terminology

  • Excellent communication skills

Experience:

  • Experience negotiating complex real estate transactions leases preferably with client service experience in a telecommunications company, national/cultural corporation with a wide spread technology or office property portfolio or corporate real estate services firm.

  • Experience in facilities and project management with demonstrated capabilities in the management of complex projects.

  • Demonstrated ability to deliver project results within budget constraints.

  • Knowledge of industry best practices and ability to provide a range of solutions to building access issues.

  • Excellent oral and written communication skills and a demonstrated ability to develop strong relationships with key internal and external partners.

  • Demonstrated organization skills to manage simultaneous projects across a large real estate portfolio.

  • Results oriented, customer focused, self-motivated with lots of initiative and creativity.

  • Strong computer skills and experience with IT applications including Project Management, Work Order systems, Real Estate Database systems, Visio, Word and Excel.

  • Strong time management and task-juggling skills with a proactive approach to problem solving

Physical Requirements:

  • Office – Sits 5 to 7 hours per day; Bend, reach, stoop and crouch; lift 10 lbs.
